The VersEseal range provides reliable solutions for roof waterproofing and gutter leak repairs. Its flexible waterproof membranes are designed to withstand Australia's harsh climate while accommodating the natural expansion and contraction of roofing materials. This makes VersEseal ideal for sealing roof leaks and bridging different substrates, such as metal roofs and concrete parapet walls, that expand and contract at different rates.
VersEseal products offer a cost-effective alternative to expensive roof and gutter replacement, making them an excellent choice for both DIY enthusiasts and trade professionals. Easy to apply by brush, roller or airless spray equipment, the VersEseal range simplifies roof waterproofing and gutter leak repairs while delivering durable, professional-quality results.
Proudly Australian made, the VersEseal range is manufactured under ISO 9001 quality management standards and includes specialised products for different roofing applications. VersEseal Rapid Build complies with Australian Standard AS4654.1 for exposed roof membranes, while VersEseal Rapid Build and VersEseal Top Coat are also approved to AS4020 for contact with drinking water, making them suitable for roofs used to collect potable water.
VersEseal Multiflex and VersEseal Rapid Build are water based however, gloves, eye protection and overalls are recommended. Please read the full Safety Data Sheets available at www.verseseal.com.au before use.
IMPORTANT – POTABLE WATER: VersEseal Rapid Build is suitable for gutters used to collect drinking or other potable water. VersEseal Multiflex is currently undergoing testing for potable water applications and should not be used for potable water collection until testing is complete and suitability has been confirmed.
When VersEseal Rapid Build is used for potable water collection, allow the coating to cure for 7 days and discard the first two rains or rinses after application.
WARNING – If you suspect your roof may contain asbestos, DO NOT PRESSURE WASH. Please contact your relevant state authority for advice.
1. Remove any old, failed sealant with a scraper, if possible. If it can’t be removed, treat the area like a gap and reinforce with geofabric as below. Do not use any other sealants prior to applying VersEseal Multiflex or VersEseal Rapid Build. For large gaps VersEseal Rubber Caulk can be used. Some sealants will affect full curing and adhesion of the VersEseal membranes.
2. Wash down to remove all dirt, a pressure washer is ideal for this (1000 to 3000psi), and allow to dry.
3. Lightly abrade the surface to maximise adhesion and remove any flaky rust, use a medium 60 grit sandpaper. Wipe with a damp cloth to remove sanding dust.
4. Treat any areas of rust with VersEseal All-In-One Rust Convertor and Primer according to the directions on the label.
5. Use masking tape to give a clean edge to areas which are not to be coated.
PRO TIP: Remove masking tape while the coating is still wet and re-mask for each coat.
6. If gaps over 1.5mm are needed to be bridged use Geofabric with VersEseal Multiflex or VersEseal Rapid Build, or use VersEseal Rubber Caulk to bridge the gap.
7. Prepare Geofabric to reinforce along joins, and over penetrations. It is much easier to pre-cut geofabric to size before starting to coat the membrane.
8. Apply first coat of VersEseal Multiflex or VersEseal Rapid Build with a Brush or Roller. Aim for a good thick coating of 1mm wet film thickness.
9. Lay Geofabric bandage into wet coating, take time to smooth the geofabric and ensure there are no creases.
10. Immediately apply a second coat of the same VersEseal Membrane with a brush aiming again for another good thick coating of 1mm wet film thickness.
11. Allow coating to dry, this will typically take 24 hours at 25C with good ventilation.
12.The final sealing step will depend on the condition of your gutter.

7. Prepare Geofabric to reinforce along joins, around penetrations and over old sealant. It is much easier to pre-cut geofabric to size before starting to coat the membrane.
8. Brush the first coat of VersEseal Multiflex over areas that need repair or additional reinforcement. Aim for a good thick 1mm wet film thickness coating. Remember, you’re waterproofing, not painting – thick is good!
9. Lay geofabric bandage into the wet coating over joins and around penetrations. Ensure it is smooth with no creases or air pockets. You may need to cut a nick to allow the bandage to neatly conform to any corners or bends. If the fabric overlaps, paint some VersEseal Multiflex between the layers to glue it together.
10. Immediately brush a second coat of VersEseal Multiflex aiming again for another good thick coating to give a wet on wet sandwich with a total wet coating thickness of 2mm.
11. Allow the repaired area to dry. This will typically take about 24 hours at 25℃ with good ventilation.
12. The final sealing step will depend on the condition of your roof.
13. Allow the VersEseal Multiflex membrane to dry for a minimum of 96hrs in good drying conditions (25℃ with good ventilation / breeze). If conditions are not optimal a longer drying time will be required – actual times will vary depending on season and location. If you are unsure or would like further guidance on this please give us a call.
14. Using a clean brush or roller, apply the first coat of VersEseal Top Coat over the Multiflex Waterproofing. This may show some bleed through from the black colour underneath. Allow to dry, typically this will take 4 hours at 25℃ with good ventilation.
14. Apply the second coat of VersEseal Top Coat and allow to dry. A third coat may be required depending on application technique to achieve full coverage.
15. The final product should have a DFT of 0.5mm of Top Coat on top of the VersEseal Multiflex.
16. Allow VersEseal Top Coat to dry for 24 hours in good drying conditions (25C with good ventilation / breeze as described above).

Any areas of rust should be treated with VersEseal All-In-One Rust Convertor and Primer prior to sealing.
VersEseal products should be applied to reach the required thickness rather than for a number of coats. Please see the relevant application guide for further information or give us a call on 1300 891 576.
Do not use silicone or any other new gap filler or sealant to fill gaps prior to using VersEseal products. These products can contain slow release solvents which can affect the VersEseal membrane. Any gaps should be filled with VersEseal Rubber Caulk and bridged over using the Geo Fabric method.
If you have old silicone or polyurethane sealants on your roof which are lifting and peeling, they will need to be removed to ensure you have a solid substrate to coat over. If small amounts of the sealant cannot be removed, treat it as if it’s a gap and bridge across it with Geo Fabric as shown in our application videos.
Our VersEseal membranes are only available in black. However, VersEseal Top Coat is available in white and a wide range of colours including Colorbond roofing colours. We are happy to match custom colours for specific jobs subject to minimum order quantities.
VersEseal Top Coat has been specially developed to ensure it won’t damage the membrane like a solvent based paint could. It will also expand and contract with the membrane, so it won’t crack and peel like standard paint.
We manufacture all of our products in our Queensland factory. Experience has taught us it is much better to deal directly with our customers to give them the best advice for their individual project. Therefore, VersEseal products can only be purchased direct from us online, over the phone or in person.
