VersEseal Crystal Clear SXL Balcony Waterproofing System is a high-performance clear waterproofing membrane designed specifically for repairing leaking tiled balconies and decks.
Tiled balconies can begin to leak over time as grout cracks, tiles move slightly with normal building movement, or the original waterproofing membrane beneath the tiles deteriorates. Repairing these problems traditionally involves removing the tiles and rebuilding the balcony surface.
Crystal Clear SXL provides a practical alternative by creating a clear seamless waterproof membrane directly over the existing tiled surface, allowing many leaking tiled balconies to be repaired without removing the tiles.
The coating is a water-based aliphatic polyurethane acrylic hybrid incorporating self-cross-linking technology to improve durability and long-term performance. The system also includes an adhesion promoter and hardener to improve bonding to common tiled substrates such as glazed ceramic tiles and masonry surfaces.
Once applied at the specified coverage rate, Crystal Clear SXL forms a clear waterproof membrane over the entire tiled surface while maintaining the natural appearance of the tiles.
Because the coating is transparent, the colour and character of the original tiles remain visible after installation.
The system also incorporates a grip additive capable of achieving P5 slip resistance in wet conditions, helping improve safety on exposed tiled areas such as balconies, decks and external walkways.
Crystal Clear SXL is applied in multiple thin coats to achieve a total coverage of approximately 0.5 kg per square metre, typically applied over around five coats depending on tile texture and grout depth. Under favourable conditions each coat becomes touch dry in approximately one hour, allowing the system to be built up progressively during application.
Once fully cured, the coating forms a durable waterproof barrier that resists water whitening and provides resistance to common household cleaning chemicals and staining.
Each balcony kit includes the coating components together with the roller and brush required for application.
